Direct booking savings calculator

This calculator shows what booking platforms cost a hotel, lodge or villa in commission each year, and how much you would keep by moving some of those bookings to your own website. Enter your rooms, rate, occupancy and commission. Every figure is yours: nothing is stored and no rates are assumed.

Commission paid each year

Enter your figures

Before the costs of taking bookings yourself, such as card fees, a booking engine and marketing. Platform contracts differ on rate parity, so check your own terms before pricing direct bookings differently.

Bookings move to direct when the website makes it easy. See hotel website design or the direct booking website guide.

How to use it

  1. Choose your currency.
  2. Enter your rooms or units, average nightly rate and occupancy for the year.
  3. Enter the share of bookings that come through platforms such as Booking.com, Airbnb and Expedia, and the average commission on your statements.
  4. Read the yearly commission, and what moving 5%, 10% or 20% of platform bookings to direct would keep.

It works as an Airbnb fee calculator too: enter the service fee you pay as the commission.

How the figures are worked out

Nights sold are your rooms multiplied by 365 and your occupancy. Room revenue is those nights at your average rate. The platform share of that revenue, multiplied by the commission rate, is what you pay in commission each year. The savings rows show that commission for the share of platform bookings you move to direct.

Before you act on it

  • Direct bookings have their own costs: card fees, a booking engine and the marketing that brings guests to your site. The calculator shows commission only.
  • Platform contracts differ on rate parity, so check your own terms before offering a lower rate on your website.
  • Platforms bring guests who would not have found you otherwise. Most properties keep them and work on moving repeat and local guests to direct.

Getting more bookings direct

A website that makes booking easy is where it starts. See hotel website design and the direct booking website guide.

Frequently asked questions

How is the commission worked out?

Rooms × 365 × occupancy gives the nights sold. Nights × your average rate gives room revenue. The platform share of that revenue × the commission rate is the yearly commission.

Does it include the cost of taking bookings direct?

No. It shows commission only. Card fees, a booking engine and marketing all cost something, so weigh those against the figure.

Can I charge less for direct bookings?

It depends on your platform contracts. Rate parity terms vary by platform and by country, so check your own agreements before pricing direct bookings differently.

Is my data stored?

No. The figures stay in your browser and are not sent anywhere.
